PE Stamping · Florida

Who can stamp fire sprinkler drawings in Florida?

Only a professional engineer licensed in the State of Florida can sign and seal fire sprinkler drawings submitted for permit. Most Florida authorities having jurisdiction (AHJs) require the PE seal on sprinkler plans before they will issue a permit — and drawings submitted without a valid Florida PE seal are routinely rejected at intake.

The Requirement

Why Florida requires a PE seal on sprinkler drawings

Engineering is a regulated profession in Florida, and fire sprinkler design directly affects life safety. The PE seal is the mechanism the state uses to make sure a qualified, accountable engineer stands behind every fire protection design. When an AHJ sees a Florida PE seal on sprinkler drawings, it knows a licensed engineer has certified the design — which is why sealed plans move through plan review with far less friction.

What It Covers

What the stamp actually means

  • The drawings were prepared under the responsible charge of the licensed engineer
  • The design complies with the Florida Building Code and NFPA 13 as adopted in Florida
  • Hydraulic calculations, water supply analysis, and system layout have been verified
  • The sealing engineer takes professional responsibility for the design
Preparation vs. Sealing

Who can prepare the drawings before the seal

Preparing drawings and sealing them are two different things. NICET-certified designers, sprinkler contractors, and drafters routinely prepare sprinkler layouts and hydraulic calculations — that work is a normal part of the industry. But preparation is not certification. Before those drawings go to the AHJ for permit, they must be reviewed and sealed by a Florida-licensed professional engineer who takes responsible charge of the design. If your project team can lay out the system but has no Florida PE to seal it, that is exactly the gap a fire protection engineering practice fills.

When It Applies

When the seal is required

  • New fire sprinkler systems in commercial, industrial, and multi-family buildings
  • Tenant improvements and build-outs that add or relocate sprinklers
  • System modifications, expansions, and hazard or occupancy changes
  • Fire pump, standpipe, and special suppression system drawings submitted for permit

Exact submittal requirements vary by jurisdiction, so confirm with the local AHJ early. As a rule of thumb: if the work needs a building permit, expect the AHJ to ask for sealed fire protection drawings.

Licensure

Can an out-of-state engineer stamp Florida drawings?

No. The engineer signing and sealing the drawings must hold a professional engineer license issued by the State of Florida. An engineer licensed in another state must obtain Florida licensure before sealing drawings for a Florida project. If your engineer of record is not Florida-licensed, EverSafe Fire Protection can serve as the Florida engineer of record — reviewing, sealing, and supporting the package through permit.
